|North Hills and Sierra Norte Area Market Report November 2013|
Rio Rancho's North Hills and Sierra Norte neighborhoods are great areas to find incredible values. North Hills is a well established area with established trees and great parks. In recent years, more businesses have moved into the area along with some churches as well. Sierra Norte is a newer community with great views of the Sandia Mountains and the Rio Grande Valley. These neighborhoods are prime areas for value minded buyers and investors.
The real estate market for the Rio Rancho Central area, which includes both North Hills and Sierra Norte has seen some large changes in the last year. Active and new listings have increased 18% and 19%, respectively. The biggest changes are in homes under contract for sale and sold homes. The number of homes under contract is up a whopping 51% and sold homes are up an impressive 46%! Prices haven't changed much, so values are still there for value minded buyers and investors!
This Month's Best Values in North Hills
North Hills' best values for November are two homes on Lil Avenue. The first one is listed and $72,000, with two bedrooms, two bathrooms and 1080 square feet. The second one is a charming home also with two bedrooms, two bathrooms with 940 square feet and is listed at $80,000.
This Month's Best Sierra Norte Value
Sierra Norte's best value for November is a lovely 2035 square foot home with three bedrooms and 2.5 bathrooms on San Pedro Road. It is currently listed at $135,000. |Cabezon Market Report November 2013|
|The real estate market in Rio Rancho's Cabezon neighborhoods has seen some large changes over the last year. The number of homes on the market that are newly listed has risen 21% and the number of active listings has risen 12%. The best news for the Cabezon market since October 2012 is the sharp rise in homes sold, which is up 30%! Homes under contract for sale has also risen 29%. These indicators are a great sign that the Cabezon market is heating up! The average selling price has dipped slightly in the last year, so great values are still available in Cabezon, but with the market changes, prices may soon be rising.
